3‑Acre Weston Retreat w/ Pool & Basketball Court

We had a number of guests violate our policies, risking our removal from the Airbnb platform. A guest hosted a gathering of 50 people, disturbing our neighbors. We now ask each booking request to confirm the following: Quiet Enjoyment & No-Events Agreement Please Read Carefully Before Booking Thank you for your interest in our home. This property is designed to offer privacy, tranquility, and a true getaway experience. Absolutely no parties, events, or gatherings with more guests than on the reservation are allowed. 🚫 No Parties, Events, or Gatherings • Parties, events, celebrations, or unauthorized gatherings are strictly prohibited. • This includes (but is not limited to): birthdays, dinners with outside guests, celebrations, retreats, or any gathering beyond the registered guests. • Only the guests listed on the reservation may be on the property at any time. Please do not book this property if you intend to host a party, event, or gathering. This is a quiet home, not an event venue. 🌿 Respect for Privacy & Neighbors While the property is secluded and offers excellent privacy, gatherings disrupt the peace and quiet of the surrounding area. • We have made a formal commitment with our neighbors to actively vet bookings and prevent party activity. • Our neighbors notify us immediately of excessive noise or unusual activity. • The exterior of the property is monitored by outdoor security cameras (no cameras inside the home). • The basketball court lights are disabled as they disturb our neighbors. ⚠️ Enforcement & Consequences To be very clear: If these rules are violated — including evidence of a party, gathering, or excessive noise — we reserve the right to immediately terminate the stay with no refund. This applies regardless of the time of day or length of stay remaining. 🤍 Our Intent We love sharing our home with guests who are looking for: • Peace and quiet • A restorative escape • Time to relax, reflect, and enjoy nature We are happy to host respectful guests — but this property is not appropriate for events or unauthorized gatherings exceeding the number of guests. ✅ Agreement By submitting a booking request or instant booking, you acknowledge that you have read, understand, and agree to these rules. Guests have full, private access to the entire home and all advertised amenities, including all 4 bedrooms, 3.5 bathrooms, the double‑height living room, dining area, fully equipped kitchen, deck, fire pit, basketball court, backyard and seasonal pool. ​ Self check‑in is available via keypad at the main entrance, so your group can arrive on its own schedule. Free driveway parking is provided on the property for up to 4–5 cars. For safety and operational reasons, some interior doors and closets are locked and reserved for storage or housekeeping/owner use (for example, utility closets, supply rooms and certain storage/bodega areas). These spaces remain closed and are not part of the guest‑accessible area, but you will have full use of all rooms and amenities shown in the listing photos and described in this ad.
